OLD VILLAGE AND THE MASTER PLAN – What you should know

The Planning Commission is finalizing the 2025 Master Plan, which could be approved at their next meeting on Wednesday, September 10th. A lot of good work has gone into this document, but I want to share one concern that directly affects Old Village.

The plan proposes allowing 3-story buildings in the Mixed Use area of Old Village. Adding another story could significantly alter the historic character and scale of the Village. Below is a portion of the Future Land Use Map from the draft Master Plan so you can see the area which could be impacted.

WHAT WOULD 3-STORIES LOOK LIKE?

This picture is taken from the November 13, 2024, Planning Commission Agenda. It was a site plan review of a proposed new two-story commercial building to be built on the corner of Mill Street and Liberty Street. Imagine if a 3rd story was added.

WHY YOU SHOULD CARE?

The Master Plan is the long-term vision for our city and once adopted:

  • It will be treated as community consensus in future zoning ordinance updates.
  • Developers will point to these designations to justify 3-story development.
  • It will be much harder for residents to oppose 3-Story development later, since officials can say it was already “approved” in the Plan.

The time to speak up is before adoption, not after.

WHAT YOU CAN DO?

Email the Planning Commission at: planning@plymouthmi.gov   
Email the City Commission at: commission@plymouthmi.gov 
Attend the Planning Commission Meeting.  

Tell them you do not support allowing 3 stories in Old Village and ask that third story allowance be removed from the Master Plan.

    I do not support allowing 3 story buildings.
    Don’t want a 2 story building either especially something modern. Plus there are not enough parking as it is in Old Village. Vistors are parking in front of the residence homes so much that the owners can’t even park in front of their property.
